New real estate zones in Gurgaon from Golf Course Road to Sohna Road, enjoy a niche position in the real estate market. With improving infrastructure and rapid connectivity, this developing stretch has made a difference in a very short span.
Golf Course Extension Road—beginning from hotel Bristol Chowk on MG Road and going straight till Sectors 55-56—was constructed in 2009 and connects Golf Course Road to Gurgaon-Sohna Road. Most of the development took place on this stretch in the recent past. Golf Course Extension Road includes new areas like Sectors 61, 62, 65, 66, 67, etc. Real estate projects on the road are being built on the concept of walk-to-work, as a 200 metre commercial belt is coming up parallel to these upcoming sectors of Gurgaon.
The 90-metre-wide road has six lanes and is almost complete. Green belts are being developed in the middle and along the road flanks. The new plan has allocated space for security, healthcare, and educational institutes while preparing the layout plan of the new sectors.
To develop intra-city Metro system in Gurgaon, Sector 56 and Sikanderpur will be connected by 6.5km-long Metro line. A high-speed Metro rail—Airport Express Link—has also been planned between Sector 21 (Dwarka) and IFFCO Chowk (Gurgaon). Apart from this, the revised alignments of sector-dividing roads of Sectors 76-77, 84-85, 81-81A-open space, 92-open space, 92-93-94-95 and 112 have been incorporated in the new development plan.
According to the new development plan, the road above Sector 63A and 67A that ends up on Sohna Road will be extended. This road will work as bypass of NH-8 in future and will relieve NH-8 and Sohna Road from the current heavy traffic congestion. A 60-metre-wide road between industrial Sectors M3A and M4 will be further extended through Aravali hills and public and semi-public zones along KMP up to NH-8. This will create a great loop which will provide commuters an option to avoid NH-8.
Supertech has set new benchmarks with projects like Araville-Premium Homes in Sector 79 located in the foothills of Aravali. A premium residential development, Araville offers a range of 2, 3 and 4 BHK apartments spread on lush green open spaces. Another major project in the same location is 48 Canvas, offering ultraspacious, 4BHK apartments in Gurgaon. This project, too, is set against the backdrop of scenic hills.
Supertech is coming up with another residential project on Golf Course Extension-Sohna Road in Sector 68, Gurgaon. The project will provide ultraluxurious lifestyle to residents and is well connected to a network of roads and the Metro line. In order to provide customers with better living experience, Supertech has partnered with UK’s designer, Yoo Worldwide, to design two luxurious residential projects in Gurgaon.
DLF has launched several premium projects like Aralias and Belaire on Golf Course Road. Other projects in the area are Ansal API’s Essensia, M3M’s Golf Estate, Pioneer Group’s Pioneer Park, Central Park, Emaar MGF’s Emerald Hills, Tata’s Raisina, and IREO’s Grand Arch. Sectors 55 and 56A along the Golf Course Extension Road have a large number of cooperative group-housing societies, which has created a critical mass of population on this stretch.
Ansal API has Esencia in Sector 67, on Golf Course Extension Road. Esencia offers well-designed homes with the very best of amenities. In the first phase, Esencia is being developed over 140 acres, while the next phase will be over 88 acres. Esencia is a horizontal township and will have a maximum of two floors with ground.
The new stock coming up here is luxury apartments of 3- and 4BHK in the size range of 1,500-2,500 sq ft; the price ranges from Rs 11,000-15,000 sq ft onwards. Commercial projects like Global Business Foyer, Paras Twin Towers, Suncity Business Park, Ninex Time Tower and Varitas have already been handed over for possession. The availability of commercial space has increased by nearly 30% here. In the retail segment, Emaar MGF has launched Emerald Plaza mall while Unitech has launched two office-space projects, Unitech Business Park and Silvertone, on Golf Course Extension Road.
Emaar MGF has a gated residential development, Marbella, over 110 acres of sprawling greenery comprising exquisite Spanish villas that offer luxurious lifestyle. Marbella is just off Golf Course Extension Road and on a 20 minute drive to the IGI airport. The project is also close to the proposed Metro station and easily accessible from the expressway to Delhi.
Palm Springs, also by Emaar MGF, is over 15.8 acres and offers luxury residential villas and apartments; the project is adjacent to the Golf Course Road. There are 40 villas in Palm Springs in the size range of 5,875-7,050 sq ft. The project offers 115 apartments and penthouses in the size range of 2,650-6,150 sq ft.
